The Gold Coast Job Pool You Can Actually Count
You run a plumbing business, a pool service or another trade somewhere between Yatala and Coolangatta, and you want work from inside driving distance. Start with what that work adds up to. At 1 August 2024 the Queensland pool safety register held 75,784 Gold Coast properties.
Of those, 72,594 were individual properties rather than apartment or body corporate complexes. Put the 2021 Census count of 129,925 separate houses beside it, 56.8 per cent of all occupied private dwellings in the council area, and the size of the job pool stops being a guess.
The competition is countable too, and it is heavy. The Gold Coast held 15,355 construction businesses at June 2025, more than any council area in Australia except Brisbane. Of those, 13,939 ran on fewer than five staff, which is 90.8 per cent of the field. Across all industries the council area held 83,266 actively trading businesses.
Almost none of that is a big firm: 9,186 of them employ nobody at all. You are not trying to outspend anyone here. You are trying to look more reachable than the operator two suburbs over.
The field also thickens every year. Construction businesses on the Gold Coast rose from 14,905 at June 2024 to 15,355 a year later, 450 more in twelve months. Across Queensland, of the 59,669 construction services businesses trading in June 2021 only 36,760 were still trading in June 2025, so 38.4 per cent had stopped inside four years. The names on the list keep changing under you.
Demand is moving in the same direction. The council area reached 691,230 residents at 30 June 2025, up 11,944 in a year, and 8,986 of that came from overseas migration, about three quarters of the total growth. A household that arrived from another country last month has no neighbour to ask for a plumber, so the shortlist comes down to what Google shows and how well known it thinks each business is.
So this page is about being the business that turns up, suburb by suburb, instead of once for a city that runs about 56 kilometres end to end.

Google names distance from the person searching as one of the three things that decide a local result, alongside relevance and prominence, and that distance runs from your one business address rather than from the 1,333.4 square kilometres you service. The City of Gold Coast runs roughly 56 kilometres from Yatala to Coolangatta across 52 current gazetted suburbs, so most of it sits well outside the reach of a single pin. Relevance and prominence get built out into the suburbs you actually drive to, a page for each, listings that agree with each other and a steady review habit, and neighbouring areas are not one job either: Mermaid Beach and Broadbeach held 468 construction businesses at June 2025 while Broadbeach Waters next door held 241.
One Gold Coast page is trying to beat 15,355 rivals.
The City of Gold Coast held 15,355 construction businesses at June 2025, more than any Australian council area except Brisbane. They sit right across the city, with 600 in the Nerang and Mount Nathan area, 502 in Burleigh Heads and 737 across the two Southport areas, so a city-wide page competes everywhere and lands nowhere. The build targets a shortlist of suburbs you can service, each with its own page, which is a far smaller pool to win than all 15,355 construction businesses in the council area. Where to start is not obvious either: Surfers Paradise held 455 construction businesses across its two areas at June 2025, fewer than inland Nerang.
Pool work goes to whoever the homeowner finds first.

Pool businesses get service pages and suburb pages written for the homeowner market and kept separate from any body corporate work, because a page about pump repairs in Robina and a pitch to a Broadbeach body corporate are won in completely different ways.
New competitors keep appearing above you.
Gold Coast construction businesses rose from 14,905 at June 2024 to 15,355 a year later, 450 more in twelve months, and across Queensland 38.4 per cent of the construction services businesses trading in June 2021 had stopped by June 2025. The list of names you were competing with a year ago is not the list you are competing with now, and a listing left alone gets passed by the newer ones. Local SEO gets run as maintenance of a place you already hold rather than a one-off setup, which is the point of a month to month arrangement with no lock-in contract, and it starts by checking the suburb list, because the city stops at Yatala in the north and a page aimed over that line is wasted.
A household that moved to Coomera last month has never heard of you.
The City of Gold Coast added 11,944 residents in 2024-25, and net overseas migration accounted for 8,986 of that gain, about three quarters of it. Somebody who arrived from overseas has no neighbour to ask for a plumber or a pool technician, so the shortlist comes from what Maps shows and what the reviews say. Review volume and profile quality get treated as ranking work, because Google counts how well known a business is as prominence, and it gets done for each suburb on the list, since a Coomera profile and a Palm Beach profile are answering different searches.
The ranking report looks fine and the phone stays quiet.
A ranking report measures placement rather than the two actions a trade can bank, which are phone calls and direction requests. A place on a screen is not a booked job, and staff get paid out of the calls. Profile work gets measured on calls and directions, suburb by suburb, so you can see whether Southport moved or only Nerang did. Over four months of it, Bob Gunn Termite Solutions, a South East Queensland pest control business that services the Gold Coast, had direction requests rise 2,833% and calls rise 1,233%.
Why a City-Wide Plumber Page Never Ranks
A single page aimed at the whole city takes on 15,355 construction businesses at once. The City of Gold Coast held that many at June 2025, behind Brisbane on 18,377 and ahead of every other council area in Australia.
Google says local results are decided on relevance, distance and prominence, and that there is no way to request or pay for a better local ranking. Distance runs from your address to whoever is searching. Relevance and prominence are the two you can build, and they get built in a place rather than across a city.
The rivals are spread everywhere, so there is no quiet corner to hide in. At June 2025 the Nerang and Mount Nathan area held 600 construction businesses, the Mudgeeraba and Bonogin area 543, Burleigh Heads 502, Helensvale 500, and the two Southport areas 737 between them.
The shape of that field is the opening. Some 90.8 per cent of Gold Coast construction businesses run on fewer than five staff, and non-employing operators are the majority of Australian businesses generally. The rival for a Nerang search is usually one person with a ute. Beating that takes presentation more than budget.
Google publishes its own list of what a legitimate SEO does, and it covers site content and structure, technical advice on website development, content development, keyword research, and expertise in specific markets and geographies. That is the scope of the work. One city-wide page is none of it.

Coomera to Coolangatta Is Not One Market
The Queensland place names gazetteer lists 52 current gazetted suburbs in the City of Gold Coast. Yatala sits at the northern end and Coolangatta at the southern end, roughly 56 kilometres apart, with about 41 kilometres between Coomera and Coolangatta. A tradesperson at each end is working a different market.
The council area covers 1,333.4 square kilometres at about 518 people per square kilometre. That is too much ground for one profile to sit close to, and dense enough that a single suburb still holds enough households to be worth a page of its own.
The two ends behave differently. Three northern growth corridor areas, Coomera, Upper Coomera North, and Upper Coomera South with Wongawallan, held 1,021 construction businesses between them at June 2025. Coolangatta held 135, the smallest count of any Gold Coast coastal area. Same city, very different amount of work to be seen.
The north is where the ground keeps shifting. The Queensland Government projects the council area will grow from about 704,000 people in 2026 to about 957,000 by 2046 on its medium series. A page built in Coomera or Upper Coomera now costs less than winning it back once everyone else has arrived.
The practical version is short. Pick the suburbs you will actually drive to, set the service radius on the profile to match, and build a page for each one. Claiming the whole city on a listing does not make Google show you across it.
Two Pool Markets: 72,594 Properties and 3,158 Complexes
Pools are the clearest countable market on this page. At 1 August 2024 the Queensland Building and Construction Commission pool safety register held 75,784 Gold Coast properties. The register has not been refreshed since, so that date travels with the number.
Those 75,784 properties split into two very different businesses. 72,594 were individual properties, and 3,158 were shared pool properties such as apartment and body corporate complexes. The 3,158 are won with contracts, relationships and a tender. The 72,594 are won one job at a time, by whoever a homeowner can find when the pump stops.
The dwelling mix says the same thing. The 2021 Census counted 129,925 separate houses in the council area, 56.8 per cent of occupied private dwellings. Houses are where pool cleaning, pump repairs, leak work and blocked drains happen, because apartment work is handled through the body corporate.
So a pool business selling to homeowners and a pool business chasing complexes need different pages. The homeowner side wants suburb pages and a profile tuned to a real service radius, since Google weighs distance from the searcher. The complex side is a sales job that search can support without replacing.
The same split runs through plumbing. A maintenance plumber working houses and a plumber servicing strata are chasing different customers, and one page cannot speak to both.
What a Gold Coast Trade Build Includes
The work follows the three things Google names: relevance, distance and prominence. Your address fixes the distance, so relevance and prominence are the two you build, and across 52 current gazetted Gold Coast suburbs they get built one suburb at a time.
Google's own guidance on hiring an SEO lists site content and structure, technical advice on website development, content development, keyword research, and expertise in specific markets and geographies as legitimate services. Everything in the list below sits inside that, pointed at named suburbs: Helensvale held 500 construction businesses at June 2025, Hope Island 429 and the Oxenford and Maudsland area 414, so a build that covers all three is really three builds.
Smart Local also runs its own method for suburb-level signalling, which it calls World First GPS Local Signalling, and that name is Smart Local's own description of its own technology. It involves no arrangement with Google, and Google warns buyers away from anyone claiming a special relationship.
Scope starts with your suburb list, and one suburb name can hide two different jobs: Robina splits across two statistical areas, one holding 334 construction businesses at June 2025 and the other 130. A plumber quoting Nerang and Mudgeeraba is a smaller build than one quoting from Coomera to Coolangatta, about 41 kilometres apart, because each suburb gets its own page, its own listings work and its own review habit.
The arrangement is month to month, with no lock-in contract. That counts for most while the first suburb page is being tested.

On the Gold Coast the profile also has to carry an honest service radius, because one address is being asked to reach across 1,333.4 square kilometres.
- A page for each suburb you service A page per suburb, written for that suburb, so there is something to rank beyond the home page. Difficulty changes sharply from one end of the city to the other, with 600 construction businesses in the Nerang and Mount Nathan area against 135 in Coolangatta at June 2025, so the pages are not copies of each other.
- Service pages for pool and plumbing work A page for each job type you want enquiries for, written in the words customers use rather than trade terms. The Gold Coast homeowner pool market ran to 72,594 individual properties on the state register at 1 August 2024, separate from 3,158 shared complexes, and the two are won in different ways.
- Citations and listing consistency Business name, address and phone number made to agree everywhere they appear online. Prominence is how well known Google thinks a business is, and in the City of Gold Coast, which held 83,266 actively trading businesses at June 2025, records that contradict each other are an easy way to be skipped.
- Reviews and replies Asking for reviews properly and answering the ones you get, as ongoing work rather than a one-off campaign. Net overseas migration accounted for 8,986 of the Gold Coast's population growth in 2024-25, and someone new to the country picks a trade from reviews because there is no word of mouth to fall back on.
Nerang, Southport and the Northern Corridor
Where to start is a question the ABS can help with. What follows are counts of construction businesses by statistical area at June 2025, and they are the closest thing to a free difficulty rating a Gold Coast trade can get.
The Nerang and Mount Nathan area held 600, the highest of any statistical area in the council. The two Southport areas held 737 between them, 413 in the north and 324 in the south. Southport is one gazetted suburb split across two statistical areas, so a page aimed at it is fighting on both sides of that line.
Burleigh Heads held 502, with another 423 next door in Burleigh Waters. Helensvale held 500, Hope Island 429 and the Oxenford and Maudsland area 414. Robina held 464 across its two areas. The Mermaid Beach and Broadbeach area held 468, with Broadbeach Waters on 241.
The coastal strip is not the crowded part. Surfers Paradise held 262 in the north and 193 in the south. Coolangatta held 135. The three northern growth corridor areas around Coomera held 1,021 between them.
Read as a target list, that says start where you already win jobs, then take the suburb next door rather than the biggest name on the map. These are June 2025 counts for statistical areas, which do not line up exactly with suburb boundaries, so treat them as the relative weight of each market rather than a headcount of your rivals.
Results, and the Markets They Came From
No Smart Local client is based on the Gold Coast. The pool and plumbing work this page is written around, 72,594 individual properties on the state register at 1 August 2024, is not work Smart Local has done here yet. In a council area holding 83,266 actively trading businesses at June 2025, the third largest count of any local government area in Australia, that gap is worth stating first. The nearest work belongs to Bob Gunn Termite Solutions, a South East Queensland pest control business that services the Gold Coast. Its Google Ads account reached 231 conversions, up 124.3 per cent, while the cost per conversion fell 20.5 per cent. That is paid search, not an organic ranking, and those figures carry no measurement period, which is said here rather than smoothed over. Pest control in South East Queensland is also not a pool business in Coomera or a plumber in Coolangatta, so read it as evidence the work gets done rather than a forecast for your suburb. Nobody can promise where you land, and that is Google's own position. The engagement stays month to month, with no lock-in contract.
