At 30 June 2025 the ABS counted 613 rental, hiring and real estate businesses in the area it publishes as Maroochydore - Kuluin. Beside them sat 548 professional, scientific and technical services businesses, 498 construction, 356 health care, 227 other services, 221 financial and insurance, 215 retail, and 203 accommodation and food. That matters because of how Google picks a local result. It names three inputs, relevance, distance and prominence, and states there is no way to pay for a better local ranking. Distance is the one most owners assume is theirs to win. In an area where hundreds of businesses from your own industry sit inside the same small patch, distance reads much the same for all of you. It stops being the tiebreaker.
Relevance is how closely your listing and your pages match the words somebody typed. Prominence is how well known Google thinks your business is. Both get built over months of ordinary work. Neither is decided by your street address.
The businesses doing that building are small. Of the 39,239 in the Sunshine Coast Council local government area, 23,573 had no employees at all and another 10,973 employed between one and four people, together 88 per cent of every business in the area. Why Being Nearby Stops Being an Advantage Here
The Sunshine Coast Council local government area covers 2,253.9 square kilometres, and population density inside it runs from 2,381.6 people per square kilometre at Mooloolaba and Alexandra Headland down to 20.4 in the Caloundra Hinterland. Most of that map is close to empty. The commercial weight sits in a few tight pockets, and the counts above put the Maroochydore and Kuluin area inside one of them.
